- In a small sauce pan over medium-high heat, bring water to a boil.
- Reduce to medium heat and add granulated sugar to the water and stir constantly until fully dissolved.
- Add dark brown sugar to the saucepan and stir constantly until fully dissolved.
- Stir syrup constantly, and until syrup boils. Reduce heat to low and simmer for 5 minutes.
- Stir in maple extract. Serve warm or store for later use.

- Make it butter syrup like Mrs. Butterworth syrup and add ¼ cup unsalted butter after step 3 to make a buttery pancake syrup.
- If you are not a fan of the maple flavor, use vanilla extract in place of the maple.
- For a lighter flavor, use light brown sugar or coconut sugar in place of dark brown sugar.
💭 Tips
- Be patient and make sure the sugars have completely dissolved before finishing the recipe.
- Be sure the syrup simmer, not boils, for the cooking time. Boiling the sugar can cause it to harden instead of staying syrupy.
- For a thicker syrup, continue to simmer for 10 more minutes. Be aware that the volume of syrup will reduce as it simmers to thicken.
